I self-manage a few rentals. I rented to a kid with a large trust fund and a recent divorcee, in both cases based on their bank account statements rather than current income from a traditional employer.

I technically have the consultant8ng job which is around $1K a month for 8 hours of work.

Yes, I am living in hotels, taking a 7 day cruise while my stuff was shipped to a lower cost of living city where my family is, my hometown in the Midwest.

if you are certain that you will have a job soon, i'd suggest doing a vrbo or airbnb for a month rather than a hotel; that will potentially give you a landlord reference and give you a more stable base of operations to find a permanent place to live.

Yes I did a VRBO for a month before. Thank you.

My storage unit costs around $90 to renew for another month.

OP, this is very much going to depend on the policies of the manager that you are looking to rent from.

Most will only consider income, not assets, in qualifying a tenant. This is because income is a more reliable source of rental payments than assets. Good luck. I hope you find a full time job soon.

I think they can make an exception when income is a bit low with high savings and steady employment but OP only has 1k in income at the moment. OP, apply to temp agencies online today, that will get you up from where you are now. Consider an evening/weekend retail job. Good luck!

Teacher here. That’s what I’ve done for years. I still haven’t made it to the minimum income level.

When I first moved to DC I had a job but it was under the minimum income level required by the management company. I showed them bank statements showing I had a balance large enough to cover 6 months and that was that.
