LOL they won't get 2.1. Maybe 1.8.
You can't get anything for $1.8 anymore.
Check the recently sold homes on Zillow using the price filters. You can get homes for 1.8M and less. Even in north Arlington.

It doesn't look like a flip to me. Looks like a new build, though an ugly one.

Yeah but you can't just throw up a piece of garbage and ask for 2.5M. To start, this is an undersized lot, even for that area. The outdoor space is even more paltry than the photos, guaranteed. The basement appears to be LVP and the kitchen and bathrooms are a mess. The first floor family room or main living area looks very awkward from the photos, but it's not staged, so it's hard to tell. Which brings me to my last point, why didnt they stage it?
There's a lot to complain about, but LVP in the basement is the right choice. You don't put real wood below grade.
It’s LVP in the entire house. No garage or even carport. Cheap tiles.

Anonymous wrote:I'm sorry to report, but nice, new construction in Arlington is now $3-$4m. This is pretty much what I expected. It's on a quiet street, and while ugly, has a rental apartment in the basement for income. It's not exactly Clarendon, but you can walk quickly enough.
The counter in the primary bath looks like a mistake. They need to fix that.
I don't think that it will sell for too much less than the ask.

Anonymous wrote:Anonymous wrote:If I'm paying $2.5 million for an ugly-ass, poorly designed flip on a tiny lot in Arlington, it better be closer than a 20-minute walk to the Metro.
Oh wait, sorry, it's only 8 minutes to Clarendon. The house is still butt.
