Try the Hyatt Place. Clean, newish (compared to other hotels in area), central to most of the things you've described above. My 8yo loves it. No need to drive anywhere because it's on the boardwalk. It's comparatively quiet because it's about mid-boardwalk(ish) area, at 16th street. IMO it's beyond the crowd/noise of the lower street boardwalk area but allows you to still easily walk down the boardwalk to the crowds, Trimpers, Jolly Rogers, etc, if you want.

Whatever you do, if you haven't booked a place yet and I'm assuming not since you decided to go yesterday, my rec is to book your hotel room now, like pronto, stat, basically yesterday because prices will skyrocket and decent places will sell out very soon if not already.

As far as water temps well, we normally go the week before school starts back in August but are going mid-June, the week after school gets out this year. I gave slight pause to ocean temps but figure if I grew up swimming the beaches in Maine around that time of year, my kid will be just fine.

I was there those dates last year. The water was a little too cold for me but my husband and toddler were fine. It was fairly windy which made it feel colder. I wish we’d delayed the trip a couple weeks.

Yes, we went in June 2 years ago. It was windy and chilly and the pools were freezing.

I would recommend Rehoboth then. You park your car once and no driving. If you don't need high end and aren't too picky, Brighton Suites hotel is a block from the beach (but a long block), has pool chairs and beach towels you can use, and is a full suite to your kids can go to bed earlier than you. And it has a small indoor pool so they can get in the water there if the ocean is too cold. The boardwalk is about 5 blocks and it has Funland, which is a tiny amusement park/arcade perfect for the 3-5 year old set, it has mostly little kiddie rides. In addition to the boardwalk there are tons of family restaurants (and cute shops) on the main street. And in June you won't get the huge crowds you get in July/August.

It completely depends on the year. I’ve been in June when it’s 95 degrees and also when it’s 65 and windy and the water is too cold. I think you can have a good time either way though. North side park is great for a bike ride or for playground.

OC can be tacky, but your kids will love it and even for all its tackiness, I still enjoy it- in small doses. The Holiday Inn on 17th Street probably meets your needs. Our two favorite hotels are the Hilton and Dunes Manor. Both are on about 30th Street. You can walk a couple blocks to the end of the boardwalk to catch the boardwalk train. The Hilton is expensive, but the rooms are huge suites and really comfortable.
