Usually just means the seller won’t make repairs themselves. But in this market it may not be competitive for a buyer to have an inspection contingency or ask for $ for repairs.

Actually you're wrong, shocking on this site.

+1 As is means the seller won’t make any repairs themselves, and also means that they won’t offer a concession for the buyer to make their own repairs. What you see is what you get, it’s priced accordingly, have an information only inspection but there’s not going to be any negotiations after it.

You sell as is and are clear you will not pay for any updates or repairs. We go tour house with an information only inspection but we were only looking for structural as we could see everything it needed. We didn't ask for any repairs.

What exactly do you think as-is means?

Who cares about listing as-is? Any decent house on the market now will end up with potential buyers preinspecting so listing as-is is irrelevant.

Someone will buy it, like us and make it their own. Just put it on the market.

This, allow an information only inspection. For our house, they cleaned it out, didn't paint or fix it but let us do an inspection. They wanted a family in the house but had a builder as a back up.
