The answer is always price. Always.

You would need to gut the kitchen by blowing out the wall to the dining room and converting that and the family room into an open concept kitchen/ dining/ family room. Also need to get rid of master bath tub/shower. I hate them.

Overall I personally love the size of the house and its charm. I would love to find a home in the 3,000sf range rather than the 5,000sf new builds going up all over Arlington. That being said, for the age, size and as others said kitchen, it's way overpriced.

+1 if they wanted that price, they should’ve gutted the kitchen and opened it up into the dining room. The kitchen is the same size as my Cape house.

Sellers bought it in 1998 and are obviously incredibly greedy and delusional. They seriously just slapped some quartz on top of old cabinets and threw in some builder grade stainless steel appliances in a tiny kitchen (with no feasible way to expand/improve the layout), and they thought people would jump all over this for 2.6 in October?!?

I think it's charming and would highly prefer this over a new construction cookie cutter modern barn type home.

But, that kitchen is an absolute deal breaker at $2M+.

That is an awfully large amount of money for an old house that is only 3000sq feet, has a small kitchen, and is not walkable to anything. You can get large new builds for that price (or less) in much more walkable areas.

That place is way overpriced, and it's time on market shows that.

Looking at the floorplan, I feel like opening up the wall between the kitchen and dining room would make more sense. I think most people would rather have a wow, big kitchen and casual eat-in space built in than a formal dining room.
