It's barely in Alexandria and is adjacent to a metro station. The massive construction in National Landing will have far more of a long term impact on Alexandria traffic. It's not exactly like Capital One arena currently has good highway access.

As an Alexandria resident, I am furious about this. I don’t know a single Alexandria resident who is ok with this

I live in Alexandria and I fully support the development. Kudos to Youngkin working across the aisle to get this done. Way better result than the two giant apartment buildings that JBG was otherwise going to build there.

It’s a very small site compared to the overall Potomac Yards development which is approved for a ton of additional density that will impact traffic regardless. Most people will metro, it’s next to the station.

I think prices have already accounted for HQ2 and the existing Potomac Yard development. It's hard to imagine how these THs in Potomac Yard suddenly jump from 1.3 million to 2.

I do, however, think that this should boost gentrification in Arlandria.

The entire area is getting to the point where it's almost all built out and redone so I really think the current prices are all pretty much set.
