3 years post-construction and I still fantasize about ways to destroy our low-life contractor. We should have sued while we still had the chance but we were exhausted - emotionally, physically, financially by the time we fired the thief that the last thing we wanted to do was litigate. I know where he lives though....

Always get a price breakdown on materials, labor and profit, double check this with he market to ensure they haven't inflated materials cos This can determine whether you are getting ripped off of not. And if they don't want to at least give you a rolled up numbers then they are scammers.

Yes I guess I was being kind when I said "half". I was trying to prevent being lambasted by those who disagree, and it seems there are a couple of loons on this thread who think contractors are the victims. As a former victim of a sleazy contractor I am very much insulted by OP even posting this fantasy speech to begin with.

It goes both ways. It’s not like all contractors are bad and all customers are good or vice versa. There are bad customers and I have seen many that try and take advantage of the contractors. I say this with experience of 20+ years!
Just this year I had a client that didn’t pay me the final balance because my kitchen plans showed a kitchen with 4” toe kick board one side to the other. A standard cabinet plan always does. Cabinets were installed perfectly level but her floors were 2 1/2 inch slanted from one side to the other. So she ended up with an uneven height toe kick. Even let her hire a home inspector who agreed with me in his report. She still insisted it was my job to fix it and deliver as shown on plans. That involves reframing of the house which is not the job of a kitchen remodeler. It would have cost more to get a lawyer, so I had to let it go. $12K…ya’ll! It still hurts.

I have had some lovely clients.

But there is a truth that in the more expensive towns you are more likely then not to not get paid in full.

And without a doubt there is always some form of self indignation as the reason for not paying.

So, yeah don’t extort your contractors.

This is so true. There is a certain type that is more prone to do this and they are easy to identify.

You don’t get paid in full because the wealthy/educated know your men have been cutting corners - so you’re not seeing that last check, and they have pictures of your team’s shoddy work to back it up in court, if need be.

The less wealthy/educated rely on your expertise, and maybe you didn’t charge them a “wealthy enclave” price/hr to begin with… so there’s a little more trust in the process.

It’s not about shoddy work. It is usually one of the spouses is tired of the work, or tired of paying for it, or often times in these towns these folks grew up wealthy with help in their homes and have a sense of entitlement. Or they simply want something for nothing. Or they feel like they have not been in control so now they will be. There are a myriad of reasons but trust me it happens - a lot.

First, I'm a woman. Second, you too are recounting your personal experience (I hope!). If you're the rare honest general contractor, and you know for a fact that when you're not there, your team is doing honest work (are you really sure?), then you're suffering because there is a significant portion of your colleagues that are dishonest. The bad apples are ruining it for you. I don't know what you can do about that, but after my experiences and those of my neighbors and friends, I am NOT trusting anyone in your profession ever again.

No - I am not.

But I do believe this is a common perception and feeds into this dynamic.
