One brand new roof done well should last more than 20 years.


Yes, well, “well done” is the operative word, isn’t it? We thought it was well done but a couple years ago it began to leak. It’s not like I can go back in time and choose another contractor.

Paid $580k in 2015. $120k renovations, roof, kitchen, etc. now worth a million.

What did they mess up? Cosmetic stuff, structural/plumbing/electrical stuff, or otherwise?

Bathrooms were the biggest thing - they pulled permits but there was no waterproofing and the floors were not properly stabilized so all of the tiles were cracking within a year. Leaky basement required a French drain and regrading. Beyond that, death by a thousand cuts - a lot of cosmetic stuff that was just low quality and deteriorated quickly. We've gotten everything taken care of but it's really colored how we feel about the house.

We bought for 1.1 million in 2008 in NW DC. We did 2 major renovations (added a functional 3rd floor, updates to all bathrooms/kitchen/rooms, and added a small amount of 1st floor square footage in a mudroom and laundry room) for a total of about 900,000. We used ultra high end finishes and expect to stay in the house another 15 years at least and suspect the house is worth around $2.5-3 million now.

Paid $850k in 2021, put in $125k, still worth $850k (if that). Being the first owners after a house is flipped is rough. Had to redo many things the flippers messed up.

^ The 250K does not include maintenance items like new appliances, painting, etc. It only includes actual upgrades to the house (like putting in under floor heat, two zone HVAC, new bathrooms where usable ones already existed, new landscaping, upgraded siding to Hardee, new windows, finishing the basement to livable space, adding a bathroom, etc.)

Bought for 280 in 1999. Put in at least 250K. Now worth close to 1 million. Considering the taxes and insurance over the years and the fees that we would pay selling, I definitely don't consider our house to be an investment. But we have had and continue to have a nice place to live.
