NP. Which house? If the first, how do you know with no interior pics? If the second, “need” is really relative and lots of young families can deal with an older kitchen.
Anyway, the first house has the better location and is closer to the metro. I used to live on Flower and the second is a bus ride away from the metro.
PS, is that an Aga stove in the kitchen? The cabinets aren’t of the moment, but they’re not horrible at least in the pics.
It is not an aga- just a very cool retro stove.
The house is lovely.
It is. And it takes a lot of love and care to keep so many old features like that in good working order. I would trust the craftsmanship and repair of the latter house over the former flip.

Snobby would be saying that it is low class to live in X neighborhood. But saying that X neighborhood isn't walkable to certain things, not as convenient to other areas, is not snobby. Maybe saying that it is closer to dicey areas is snobby, but in that case, it is pretty true.

NP here and everyone knows the streets named for trees and the streets and the streets named for presidents are the most sought after in TP.

But - the floor plan makes it appear that two of the bedrooms are accessed from a separate staircase and there’s a wall between them and the primary? If that’s right and not easily fixable I would pass for a family with little kids (or even bigger kids honestly).
PP was right though about Rolling Terrace and SSIMS not being great schools, at least compared to the elementary and middle schools in other parts of TKPK (like where the Willow house feeds).

I live a couple blocks from the Willow Ave house. It's arguably one of the nicest streets in TkPk, very close to metro & and another PP said, crawling with kids (and specifically, with kids walking to both the elementary & middle schools). Unless the house is secretly falling down or something, you can't go wrong there.

The dark wood trim is actually faithful to the period (1910s-1940s?). If you don't like it, you can hire a painter for $2,000, not $200k, to paint the trim white.
You're basically saying it's not to your taste. Which is fine, but don't come on here and tell OP it shouldn't be to her taste either and she'll have to sink an outlandish $200k.
Please do not encourage people to f*ck up a beautiful period home because they want it to look like Joanna Gaines had her way with it.
Pp. I agree with you—in fact I have wood trim in my 1910 house! I guess my point was that $200k is a massive overestimate.
