Subject: When does basement's sqft get counted?
In VA MLS shows above grade and below grade separately, so the listing will only have the above grade. However, sites like Redfin and Zillow add them together.

Was the work permitted? That makes a difference. If the county has it listed as finished, it counts as finished square footage, but if the county has it listed as unfinished (e.g the work was done, but not legally), then it's still listed as unfinished.

Can you frame out those walls with 8" or a foot gap for foundation venting?
That’s one option but the space is not that nice to begin with; it really needs that 8-12” to feel spacious.

When ever the realtor feels like it or not, or just some part of the basement there is no rhyme or reason.
