We looked at a Dutch Colonial recently. It met every single one of our criteria... but we just couldn't do it. That style really doesn't work for us and, apparently, many other buyers.

Don't know about the price. If you need 7 bedrooms and you want to be in this general area, it's priced lower per sf than the competition, but the competition is sitting. It's a really tough price point. This is going to sit for a while.
Disagree about the mismatch between house and lot size. 5k on 7k can be totally fine. This feels tighter because there are only two stories above ground, there's a large garage, and the garage has a large setback from the alley.
