Subject: House ticks 90% of our boxes, but it is on a smaller lake next to the lake we want- worth considering?
Is the small lake more prone to getting shallow in the late summer/having issues with algae overgrowth than the bigger lake? This is what happens at similar lake communities in VA.

This house:
-3 bed plus loft
-Fully fenced in corner lot
-2.5 car garage plus 2 sheds
-$215k(!!)
--5 min walk to a beach on a much smaller lake next to the lake we want, 8 min drive (golf carts/ATVs/snow mobiles permitted) or 20 min bike to the lake/beach we want and our friend/sister's houses
Would you consider it? Everything flies off the market in 1 or 2 days.
Here are the three golden rules: Location, location, location. Hold out for your preferred lake.

What’s your main goal here - having a nice relaxing spot on a lake or being part of the ‘lake’ community? If the later, I would wait, unless it’s unlikely the same opportunity on Big Lake will arise in the next couple years (in which case I would consider Small Lake since it still gets you in the area).
The little beach and playground may be appealing now with small kids, but kids grow up really fast and if you’re looking for the place your teenagers can enjoy, and young adults can return to to hang out with their cousins, you are likely to have regrets. The playground years are gone in a heartbeat.

I’d buy the house. You may appreciate being on the small lake- lakes that don’t allow gas powered motors are much quieter and more serene. Visit the busy lake whenever you want.
