Do you need a fenced yard for the dogs? That’s probably a critical issue. If you don’t, I’d look into a ground level condo somewhere - I’ve been in some nice ones in Reston in nice, quiet neighborhoods. There are definitely 55plus communities in Loudoun and prince william with individual houses where you could have dogs if that interests you.

It’s pretty tough to be a buyer in the housing market right now since the mortgage rates are so high. And if you have a health issue, it might make sense to stay in the area where you have more of a social network and established doctors.

Seems like your best options would be to 1) stay in the house longer, and retrofit it for old age/health issues, or 2) sell the house as is and try to buy a condo in cash, or with an extremely large down payment.

I think there is an option 3 where you move to a lower cost of living area but that seems really risky given the health issues.
