If you very rarely have guests and would use the great room more, the great room could be nice for family movie watching or an eventual teen hangout. You could have a foldout sofa for occasional guests, or add a bed in the future if someone has mobility issues. (Although with the kitchen on another level, it still wouldn’t work for one-level living but would for a caretaker type of situation.)
Is the issue that with a great room there wouldn’t be a door at the entry, so there wouldn’t be the same privacy as for a bedroom?
I assume that with a bedroom there would be more space used for a closet. Would you need that storage space?
If the great room would have some special nice features like a gas fireplace or different type of windows or become walkout, I would definitely consider it over fourth bedroom if your family would use it more.
Op here. For more visuals for your questions -
Great room option would be a walk out to a small yard under the deck but yes, no doors and no closet in the room. It would be a small closet under the stairs.
Study has double entry doors but no bathroom in it, the half bath is next to it. No closet but has nook.
The bedroom build allows entry from the bedroom into the full bathroom but it is not a walkout.
