Having a massive sloped backyard like this is a turnoff. You have a huge lawn to maintain but nobody gets to use it.

This is why realtors should never list houses without a floorplan. You can't tell by looking at a collection of photos.

I was house hunting in Potomac in 2017 pretty hard. Wooten zoned schools were $150k to 200k cheaper.
Not saying Wooten is bad just homes sell for less.
Wooten is 60 percent minority and 7 percent of school poor enough a free lunch.
Winston Churchill is 55 percent minority and 5 percent free lunch
Walt Whitman is 34 percent minority and hardly any broke kids
The Ws are not all equal

This home is massive. I would not take any walls down. I think the photos are deceiving of the layout. Yes, upgrades are needed but it is very reasonably priced. Will go for 1.8 or more.

Maybe if it was zoned for Churchill, the price would be justified. However, seeing as it is zoned for Wootton, it is not.

In 1969 the DMV was a pretty sleepy place, nothing like what it is today in terms of home values. Not even close.

It backs to the park. The Copenhaver park is amazing. The playground that you can see but also the lake, walking trails, and ball fields. I know there is a baseball diamond and an expansive green space where I’ve seen many kids playing soccer.
Kids can walk to Cold Spring which has been underenrolled for a long time and also has a CES program or whatever the elem school magnets are now called.
If you have kids this is an amazing location.
