There are townhouses near Tyson’s now that are almost 2M. It’s crazy.

You can get a townhome in Tysons for under 700K.
Look at Tyson Oaks cir development.; They have 3 bedroom townhomes. I lived there as a child for several years. It was good enough for a family of 4 people.

If you have a 2 bedroom and an elevator you can take your time with finding your next situation. We lived in an apartment with a baby for a couple of years before we bought a house and honestly, it was great in terms of conveniences. We were ready to go after about a year and it took us another a year after that to find something that worked for us. Even that year where we wished we were elsewhere was fine.

A townhouse with kids is totally doable! I lived in a great, kid-friendly townhouse in Reston (Golf Course View Cluster) with two little kids. It's only a couple miles to the Wiehle Metro station for easy commuting to Tysons. We had a small yard, but two playgrounds in the cluster, so plenty of outdoor space for the kids without so much yardwork for us. Definitely worth considering townhouses!

You might be able to find SFHs in Fairfax City in the 700s. Fairfax City is great and not too far from Tysons.

This is solid advice, but I will say that I've met a few families that had this exact plan in the Tyson's area and prices rose so much that even with saving they couldn't afford a SFH or it was expensive enough that they didn't want to stretch. If you're buying at the top of your budget in Tyson's/Vienna I would not count on being able to move again 5 years.

+1 - The first one - TH in Vienna on Wheystone - that's a really nice looking TH community and you will be close to all of your kid's schools if your kid goes to FCPS.

^ We also met people just like us . . . with young kids and we babysat for each other on occasion, had birthday parties for the kids, met up at the tot lot, and had a blast on Halloween. Just find the good stuff wherever you live and you'll be fine.

I think you should buy a townhouse and save for another 5 years, then move again.

Good advice. We did this. Our son was 5 when we moved from the townhouse to a SFH. He actually missed the tree that he could climb in front and his sandbox in the back. We like our new house, but we were happy in the townhouse too. There was a nice tot lot and we could walk to a couple of parks.

Op, at this price point, you have to move quick and with a great agent! Best of luck

Kinda snobbish when you cannot even afford a townhouse. Let’s see, these are priced to sell and are within 15 mins. Let this be a wake up call to you and adjust your expectations and learn to compromise

You both clearly need a reality check. What you're looking for doesn't come close to existing. In Tysons you can probably afford a condo, outside of Tysons you can get a townhouse, but it won't be a big beautiful new townhouse, it will be an older style one. But families with 1-2 kids can live perfectly fine in a townhouse.
