Price still seems high. That "double lot" is 1,000+ square feet smaller than my small lot in Cleveland Park.


I’m familiar with this house going back a handful of decades and the recent run-up in neighborhood prices gets a true test here. The cost to demo and to clear any trees (IIRC one fell on the house a decade or so ago) should make an impact, but it’s still mostly land value.

Tenley was expensive 5 years ago too. I love the neighborhood - and it has many small homes - but I can't afford it either. A developer will put a large house on the lot that will ultimately sell for $2M or $3M.
