Then absolutely have the conversation. Talk to her about your plans. Doesn't need to be a "get out next month" since this is a long status quo and she seems responsible. Give her a chance to figure out next steps. I wouldn't even talk timeline in this conversation. But, talk to her, plant the seed, see what she says. Get the ball rolling. Adult to adult.

I mean, this, realistically. But yes, you should absolutely clue her in on the fact that you are looking to retire elsewhere and sell the house. This is a good time for her to start looking into buying a condo/townhome for herself. Don’t just drop the bomb on her once you’ve finalized your plans.
