I had a tenant who was recently divorced and was in debt because of it. She used her parents as cosigners. Wasn't a big deal.

I work for a property management company and we approve applicants with either 3x income OR 10x rent in assets such as showing 3 months of bank statements with an ending balance of 10x the rent. Those who don't qualify that way either get a co-signer or co-occupant (who often doesn't actually move in, they are just on the lease and use their income to make up the difference).
I think you'll be ok OP, just ask for their guidelines before paying for any app or admin fees since those are typically non-refundable.

Seems like you have read many applications and yes, most of them go on and on about income and rental history.
I sent them my investment account balance and they told me to come and sign for the place asap. After 2 year I needed a bigger apartment and again places went on and on about $80k income for 1-bedroom. I sent the investment account statement and they said that was sufficient.
Another place took my SS survivor's benefits payment in account and third place said they don't actually even check the income.
Alimony, child support, and investment account money should me enough.

I had my ex co sign the lease. Are you getting child support or alimony? You are probably entitled to both and that does count as income for this purpose.

Landlord here. I had a tenant like this. She included a letter from the ex documenting spousal support, and that was enough to cover the rent. He was an attorney and wrote it on letterhead so I accepted it as trustworthy.
The other option as others mentioned is to offer to pre-pay 3 or 6 months of rent in advance.
Smaller landlords are more likely to be flexible.

Not an option. I have primary custody. He does not want it.
