Yes. I'd say 3 HVAC zones is common; one for the top floor, one for the middle floors, and a 3rd for the walk out basement in-law suite. do people in detached homes not have that many areas? Technically we have even more zones, since radiant heat is controlled separately, but I'm just counting the cooling zones. And we aren't even luxury, we're just at 1.5M/2k sqft.

Do people really have 3k sqft homes on a single zone? that sounds so inefficient and uncomfortable.

LOL - I think a main floor laundry room next to the kitchen is more luxurious than a couple of stacked machines stuck in a second floor closet.

Umm yes! I have a 3 story single family home and 3 HVACs. It’s very easy to cool or neat and we are always comfortable on all levels.

I don’t know about a townhouse, but our 3,200 sf SFH from 1968 is single zone and it’s really hard to control the temperature. Right now it’s freezing downstairs just so it can be bearable upstairs. Our inspector told us when we bought that a house this size built now would definitely be two zoned.

There’s 3M townhouses in Rosslyn that have views of dc with elevators etc. Id assume those are “luxury”.

I used to live in a 3 level townhouse with since hvac. Bottom floor was always freezing and top floor was warm. No amount of closing and opening vents did much. It needs two.

Yes, if you have a 2 car garage it is most likely 4 level townhome and that 4th level will get hot.
