Eastern Shore. go past Easton and St Michaels. You can buy lovely houses on the water in Dorchester County as south for very reasonable prices. We bought 12 acres of waterfront w 3 br house, pool and 2 br guest cottage in the Neck District 15 miles west of Cambridge for 700k.

Another suggestion for Deep Creek Lake. We own there and can make it from Fairfax Cty to our place at Deep Creek in about 2hrs and 40 mins. We head west out 66 to 81 south so avoid lots of DC traffic.

It is truly 4 season - snow skiing in winter, boating in summer, fall foliage, and golf/hiking in spring.

It has gotten more built up over the years - we bought in 2000. However, you can still buy a 3 bedroom/2 bath condo with amenities for under $600K. Also note if you buy off the lake making sure you have access to a dock. Dock permits are limited and many marinas have a 5-6 year wait for a dock slip now.

Medical care is small town. Morgantown, WV is about 45mins away and many folks go there for shopping and restaurants when they tire of the lake area. Medical care is much better and specialist would be in Morgantown.

My parents retired in the Deep Creek Lake area out in Western Maryland. It's exactly 3 hours from DC unless you're fighting holiday weekend traffic, then it's closer to 4. It's very scenic out there if you like lake/mountain activities. You can be very rural or you can be a little closer to towns like Oakland. It's gotten a little more expensive in recent years but you can find something nice with that budget (likely lake view or maybe access but definitely not lake front).

I would not suggest it for your high medical needs years or end of life years, but it's a great place for an active retirement. There are doctors, dentists, and a small hospital but you won't have the kinds of specialists you get in a city like DC. DH and I are in DC and my sister is in Pittsburgh, so it's a nice meeting place for the whole family during the lovely summer months.

Solomon's Island. Listed as one of the cutest Chesapeake Bay towns. It's on the Western Shore. NO BRIDGE. 65 miles from DC. Super cute.

I have friend who retired on river near annapolis in small house for less than that - but maybe prices have gone way up in the last 5 years?


They've almost doubled (and that's not unique to the area).





Good God why? Annapols sucks Azz. The people are aggressive and weird. Visited randomly for a procedure that went wrong and encountered some of the weirdest and most aggressive people. Can't imagine living there.

OP think about how you want to spend your days in retirement. Do you want to be out and about or mostly hang at home? Do you want lots of restaurants nearby? A walkable town? Pick a location based on how you envision spending your time, then consider the other factors. You can’t change the location so pick something that fits your lifestyle.

We have house on Hilton Head. Not a 3 hour drive, but short flight and if you buy a condo/townhome in the right location you really don’t need a car.

For future retirement this would be my ideal choice.

So many great options in your price range, frankly because you geography is very forgiving. I think you need to give us more criteria to help narrow it down. Maybe rank the 5-10 most important items.

Rehoboth or Lewes in DE
We have a Condo in Rehoboth, it’s not a SFH but we like the lack of outdoor maintenance, it’s on the ground floor, has a pool, is in a gated community and is bike riding distance to everything. You can definitely find something under your budget..
