Im not sure that a “stunning show of opulence” is a positive characteristic. And it doesn’t seem opulent to me.

But beyond the description, I can’t get over a $2.8M house that appears intentionally built at the bottom of a hill. That is just not a good idea.

But when you use that, aren’t you supposed to, I don’t know, read it first? Edit? Or give it more instructions?

I'm trying to imagine the realtor’s input: “Average at least three adjectives per sentence, and go heavy on the cliches.”

No landscaping. Very boring yard.

Kind of. It’s a remodel, not new construction. The brick was already painted, and they painted over it. The blue is an improvement.

For nearly $3M you better give me appliances that don't market themselves as "attainable luxury"

No trim in kitchen, crummy windows, ugly flooring.

Also, for $2.8 million, I'd want half-decent landscaping.

Yes, I just looked at the layout. Lots of wasted space in the 2nd floor sitting room, and tiny bedrooms. And the placement of the mudroom doesn’t make sense to me. Don’t you want the mudroom to be directly off the garage, where you’re going to enter?

The “stunning patio that offers ample space to host guests in style” is 9 separate squares of concrete too small to fit anything bigger than a chair.
