Regardless of time, just think about who’s going to be selling/buying in this market. Builders, some retirees downsizing, people moving, cash buyers. Most normal folks will wait and see because of affordability/rates.

I think that there will be a slow trickle of houses coming on the market. Mostly we are just seeing houses come up as the owners are moving and that can happen year round.

We sold a house in January for WAY over asking and now it looks like the local (Bethesda) market is kind of tanked when it should be booming.


OP here, we're in Northern Virginia and there is definitely no tanking happening here - move in ready and decently price homes are being snapped up. A few houses we've seen are still on the market a week later, but those are houses that had some major flaws (terrible location, priced high but needed a ton of work, etc.).
