Swim and tennis clubs are the closest thing to what I am looking for...I am just willing to spend more than a $1k initiation fee and $1k annual dues for better facilities and decent food options (plus more year round activities).

I looked into a tennis membership (no golf) at Belle Haven since its fairly close to me but at the time the initiation fees were $50k plus $720 monthly dues plus capital dues. I am sure its a great country club, just not for me and more than I want to spend.

The Edgemoor one in MD was the closest to what I was looking for. Sounds like the middle market option exist but farther out (or in Cleveland!).

Army Navy has a social membership that would prob work for you, OP.

^ $45k is almost twice what OP wanted. And OP is presumably at least 34 if has two kids old enough to swim.

Kenwood - slightly above your $25k initiation but checks all the boxes.

Kenwood is a country club with a golf course. It costs around $70k to join, so far more than “slightly above” her range. It also costs the same monthly as every other cc ($700 or so).

OP is looking for a club like Edgemoor, but in VA.

Actually, not accurate. Kenwood offers Swim/Tennis memberships and initiation fees are based on age if you don't play golf. You still have access but pay on a useage basis.

Age 21 - 34: $45k initiation and $355 monthly
Age 35 - 39: $50k and $490
Age 40 and above: $55k and $600

Initiation fees paid: 40% with application; 30% in 1 year; 30% in 2nd year

Just reach out to local clubs and see if they offer a swim and tennis membership, excluding Golf.

The initiation fees will be less.

VA has a ton of cheaper clubs.

MD cheaper clubs are Manor, Argyle, Montgomery CC

Isn't this essentially what your local pool is for? Also something like the St. James? I think they're expanding to Maryland.

What you’re looking for is a swim and tennis club. Great Falls has one. As you say, it’s relatively inexpensive, community-based, and has some programming too.

If you're willing to drive to western loudoun, Stoneleigh in Round Hill is really cheap (5k) and has a nice golf course and pool.
