Once you go west of 15 it becomes incredibly beautiful with hills, farms, many properties on acreages, and several small towns. West of 15 (i.e. Western Loudoun is absolutely nothing like Fairfax or eastern Loudoun).

Same can be said about Western Prince William County and eastern. Eastern contains big cities like Woodbridge, Dale City, Manassas, but once you get west of Gainesville, it’s mostly farms and rural beautiful scenic nature.

What? Loudoun is the wealthiest county in the nation with properties that are double the price of Fairfax areas…but ok lol. You clearly have never been to Middleburg where homes can easily be 2-3 million.

HHI is not even that high, you can barely live on $115k. The only reason it’s the highest is because townhomes and SFHs were built on literal pastures and farms, thus there are very few ‘poor’ low income families. Everyone is decently well off, not many are below the poverty line or super rich. Yes there are exceptions, Youngkin has a huge estate in Middleburg. The income disparity is much larger in Fairfax, and it has been suburbanized for decades. You have places like Great Falls, and places like Falls Church. Schools are also all over the place, you have Langley and Edison, whereas every school in Loudoun is ‘average’.

I live in Fairfax but travel routinely to Loudoun County near Leesburg. I get the criticism, but it's just so clean out there. Roads are new, no trash or weeds on the road or in the median, nice new neighborhoods. The Ashburn Whole Foods is so new and clean. Yes, it is a little soulless and generic, but then I drive back to Fairfax on the Fairfax County Parkway and there are several bags worth of garbage strewn on the side of the road -- and they have been there for months, and they are never getting cleaned up.

No I agree.. Middleburg is really nice and there are some beautiful rolling hill areas with beautiful homes. It's more the subdivisions that seem over priced and lackluster. And yes I live in a boring suburb, but it is my opinion that my boring suburb is a better value than most boring Loudoun county suburbs. Just wanted to know what the draw was to move out there given that house prices seem pretty high currently.

I live in Loudoun. My job is in Reston and I go in once a week. It’s an easy 20 min drive from my door to my office using the Greenway. No complaints here.

I seldom go to dc because I don’t need to. And we have a metro station that opened 5 mins from my house if I want to go into the city. Just grab an audiobook or a podcast and it’s a solid ride.

Have a great friend group here and our 2 kids have several friends here with plenty for them to do. We can also be at a winery if we want adult time while the kids run around in the field while we sip wine with mountain views. Overall we’re happy.

Because they can’t afford $2.5 closer in and they went to VA Tech so they have a ton of friends out there? Seems great if you work out there.

Agreed. Loudoun is too far out, regardless of Metro. It feels like you could be in any 1990s-era suburb outside Atlanta, Nashville, or Omaha.

Fairfax and Loudoun are basically the same when you’re talking Reston and westward lol. Maybe a 5-10 min difference between Herndon and Ashburn.

Driving from Great Falls takes 30 minutes to Ashburn, any my commute is already 45 minutes to downtown DC. Commuting to and from Loudoun during rush hour will easily take 1.5-2 hours. Most families in Loudoun dont commute to downtown DC, they either work in Dulles Tech corridor or in Reston/Herndon/Tyson’s, making their commute a reasonable 30 minutes.
