If he likes 5 star living I would see if there is a nice gym walking distance. Also, ask if there are any plans to renovate the gym. Realistically, it's not going to be that many years of using every type of gym equipment he likes so if that is his only complaint, I would just get a gym membership elsewhere or see if he can adjust to the gym.
Do they have memory care and is there any family history of dementia. By age 90 a decent percentage of people will have dementia regardless of family history. If they don't have memory care, ask if you can hire a personal aide and what leve of care is just too much. If a parent develops what I call "pleasant dementia" where maybe the person becomes more childlike, but is sweet and easy-going enough it's easy to stay in AL with an aide. If your parent, like mine, develops combative, paranoid and hostile dementia, good luck with that. Wandering dementia is an issue too. *These aren't actual names of dementias just names of issues that come with it
