No way with labor, permits and what is involved it will be $15 K, except maybe a small one. I wouldn't do this except if he is licensed and insured and willing to pull permits. And, can show you he's done it on other houses and let you speak to the owners.

Permits? We just finished our basement that included new electrical, new gas furnace, new tankless gas water heater, and a new plumbing stack. Total permit cost was $750.

I vote no.

Reason being is he probably is a hard working guy that worked for others and is now on his own. A lot to applaud about that.

My problem is folks like this - that have worked for me and others don’t know what they don’t know.

I have had hard working guys not understanding that they could notch beams without weakening them, etc.

My advice : try one of the larger local lumber yards and have them recommend a framing crew or step up and pay more for a GC. Good framers are hard to find and most are usually kept busy by GCs.

We aren’t in an hoa and he says he in insured. I do not have any clue about permitting.

Has he provided and insurance certificate?

Can I ask how much you expect to pay? We want to do something similar.

Are your ceilings high enough for current code?

Have you had a structural engineer examine the existing conditions, specifically whether the current roof has trusses or is stick-built? Honestly I don't know the difference, but I do know that when we did an addition, some surprises around the construction of the existing roof after they ripped part of it off caused a delay and an expensive re-work.
