And that’s just construction costs - add another 12-15 points for the Architect plus land and other soft costs.

I think many of these new homes are expensive but look cheap in a gaudy way. They are oversized and take away beautiful grass and landscaping. What modern family needs 8 bedrooms? Architecturally, many of them lack interest and integrity and because they are so large they really stand out as eyesores.
Okay I understand now, they looks cheap in a guady way but not necc cheap in the materials etc etc because for sure the material is the new standard in home building like it or not and so efficient. The newer homes are so efficient and air tight, they need a separate fan to circulate outside air into the house. Could it be a lot of us are not used to this style just like older generations were scratching their heads at the two story single families?

Agree - that ultra cheap white exterior style with the vertical slats is so bad. it has become the go-to to low-value spec homes. makes me cringe every time i see it.

At least it’s .5 acres. We have a ridiculous 3 car garage 6/7000 sq ft home being built on .3 acres and it’s an eyesore. It makes you actually miss an hoa.
