Good for you - that's a lot! I bet most people do not get heavy use out of the basement bar.

Oh no not like big square master. Master bedroom and separate or separated sitting room. Like a parental living room for tv, reading. Also couch is preferable to bed to me for sex!!! So strong preference for this over closets for me! You can’t have this setup with big stupid square bedroom. I have next to no use for a sitting “area” in these overly large rooms. Toll brothers is good at setting up separate areas in their masters. They are usually elongated rooms in theirs. Not always. I generally like the toll layouts except I hate how they put the tub in front of the shower. I do not have much use for a tub for adults.

#2 hands down. But I will say I love both plans and wish either was my house.

I prefer master closets to master sitting room. Currently I have a 24’x20’ master bedroom and it’s stupid big. Hard to fit furniture and Dh and I don’t want to sit in our bedroom… a closet I can do a lot of things with.

Floor plan 2. Instead of enclosing the basement theater, put 2 levels of stadium seating. An 85" tv goes on the right wall. The left wall gets changed to a marble counter that is bar-height. When you watch tv, sit in either of two rows of comfy leather seats (Go to Hamilton Sofa and buy Elran), or at a bar stool with food/drinks on the marble counter top.

A stacked washer/dryer in the basement is so useful for when family visits. This would be in addition to the regular laundry room on the top level. We have an LG WashTower.

PP who has been in dean drive. the listing agent said if we wanted 2 washers the builder would change it. also the glass was in the main shower.

also agree that balconies are silly, would never use. and I would absolutely prefer a laundry stack on the first floor or maybe the basement depending on use (for me, first, but others intending to house ppl in basement, basement) and top floor. I won't buy a house with laundry only on first floor. ew.

We have a second floor balcony, and we never ever use it. It might be nice if you have a view of the beach or such, but we have two big porches in the first floor and that’s where we hang out. Our balcony looks nice from the outside as an architectural feature, but it’s wasted space.

I did not review the plans but wanted to say you should absolutely get 2 dishwashers for your kitchen.

Absolutely this is the right place to put laundry. Even better - if you have dogs, put a dog wash station right there too.

The one on Poole doesn't have a living room so that would be a dealbreaker for me -- I like having both a formal living room and a casual family room off the kitchen. It's so strange to walk in to a dining room with the foyer.

Who cares about visitors doing laundry? I don’t want to drag all the dirty clothes downstairs from the bedrooms and then back up stairs when clean. Keep the laundry upstairs with the bedrooms.

If you’re building a house, do both. We have a second floor laundry room (which I love) and just added a first floor w/d in a room we built next to our pool (which would otherwise be a “mud room”) and it’s wonderful. I use both all the time. I have a top load Speed Queen upstairs that is excellent for everyday laundry, and a front loader downstairs that we use for pool towels & swimsuits, etc, but which is also perfect for bulky blankets and comforters.

Honestly, neither floor plan is very good but the first is slightly better.

The first one has a ridiculous amount of pocket doors which indicates to me poor planning. I do not like two separate small master showers.

The second one has no dedicated main floor powder room. How do you have 7000+ sq ft and can’t fit one in? The layout of the master suite is atrocious - big closets are good, but not like this. They should’ve at least closed it off so there was a hallway from the bedroom to the bathroom and doors to the closets on each side. Why is there no glass around the master shower? Now the basement, which is clearly an afterthought. Carpet at this price point? C’mon. No dedicated gym? A “home theater” that is just a big square room without risers, sconces, wiring, etc? Also, what’s with the cheap plastic switch covers? Make them at least the nice fancy metal ones or even better, screwless. This and the carpet make me think what other things they cheaped out on.
