Taking resale values into account, EOTP doesn’t yet appreciate as well (Crestwood, CV). Some of the areas adjacent to the Spring Valley can be and some have tested positive for toxins (WH, AUP), and I know many families and even several agents who avoid large broadcast towers (Friendship Heights).

Invest if you can into Cleveland/Woodley/Mass Ave Heights or Forest Hills

Can you say more about this? We are also looking for a walkable, family-friendly neighborhood and have been “keen,” as you said, on Somerset. Our budget is closer to 2.2, so not as many options as OP, but we haven’t liked what we’ve seen in NWDC, even though that was originally our first choice. The houses are old and small with no closet or storage spaces. Often a 2.5 m house has no garage or attic or lower level rec space to speak of, and they frequently have laundry facilities in a tiny unfinished basement. And the lots are even smaller: tiny little patios with no space to run or play. It just seems a lot to pay for such little return just to be 10 minutes closer to work than you would be in close-in Bethesda or Chevy Chase. I may be way off the mark and I’m obviously expecting too much for our budget but I’m confused why people pay so much more to get so much less in NWDC —especially in areas that aren’t even very walkable and with no metro access. I get the taxes are lower, but the urban problems are higher. I’d love to have my mind changed.

I think Forest Hills in DC would check all your boxes the best. Woodsy and close to Rock Creek Park, most parts are walkable to the stuff on Connecticut ave and the metro, some really gorgeous big houses and lots. The only question mark for me is the IEP kid bc I don't know how well Deal does with IEPs (not saying they don't do well, I just really don't know). Not sure where your kid's private is but Forest Hills is close to most of the big DC privates.

I live nearby in Wakefield, which is better for walkability than Forest Hills but not as close to Rock Creek Park (it's on the other side of Connecticut Ave) and not as grand. But if you want your kids to walk to Deal and/or the privates, Wakefield is great. But for $2.5m you could get something awesome in Forest Hills.

Thanks. Access to Rock Creek Park would be great. Are certain sections more bikeable than others? We have one avid cyclist.


These are all extremely bike friendly! Bike lanes, as well as easy access to walk/run/bike path through Rock Creek.

No, actually East Bethesda has been a defined neighborhood for almost a 100 years.
