What did they do with all their stuff while the work was being done?

In my apartment, they moved all off the furniture in the living room into other rooms, like the bedroom and kitchen, but they can also move it to another corner of the same room as they're working, then when they're done in that corner, they push it all to the other side of the room.

I also had once company stack pieces on top of one another to make room.

There are people who are hoarders and otherwise gross, in their own home, so what? You can’t do that and rent out. As for your carpet, wow, gross.

How is it gross? We don’t have pets or wear shoes in the home. What the heck do you do to your carpet? Renters are gross.

If you are near a lease renewal period, you could always ask for it to be replaced as a condition for re-signing. My tenants did that after their 3rd year as they were considering a 4th year for the washer dryer, which apparently was near its last legs (unbeknownst to me…they would have to run the dryer longer). We happily complied to keep the good tenant!

Is your rent above or below market? I only ask as some landlords will want it back in higher rent

It is always ok to ask for a needed update, you do not need to find a law or anything to cite. Just ask.

I would not bother with the estimates. As a landlord, i have specific vendors I work with and pricing from other sources are meaningless to me (and usually much higher than my builder rates).

For a good tenant who’s been in place for a long time and paying on time, i would definitely replace carpet if asked. I’d consult you on color too, but we’re pretty small. I don’t know what a big management company would do.

Make it easy and get a few estimates and see what they say. Worst is they say no.

Are you and your entire family walking on the same 600 sf of carpet 24/7 for the last 16 months? Please years before that too?
I didn't think so.

Can you please point me to a document where this is stated for Maryland? Thanks!

Op, I lived in a large managed building in crystal city. In 2014 the carpet had not been cleaned since my boyfriend moved in in 2007 and the super offered to replace it without us even asking. We said no because we were gonna move soon anyway and didn’t want to deal with it but maybe that says something about large building protocol in VA
