I'd say Eckington, DC. It gets overshadowed by Bloomingdale and Noma, but it's got a great residential vibe, close proximity to the "hip" areas, you're on the MBT, easy commuting, and a very warm neighborhood feel. Plus a pool

+1 for Deanwood, been here 7 years and I'd call it a sleepy suburb, it's crazy quiet here, yet it has 2 metro stops which are quick rides to downtown. 12 minutes driving to the washington monument or hyattsville hop on the Anacostia Trail for a quick bike ride north to Bladensberg Park or Hyattsville, or a 25 minute ride to Nats Park. Love that we are close to 295 and 50, we go to annapolis or eastern maryland a ton, do not have to deal with any traffic getting out of the city. Brookland always seems like you have to drive 15 minutes to get 5 blocks away. You can get a real nice backyard and we got into a charter we are happy with. Oh and the fully detached sfh home we bought in 2015 for 315k, now estimated at 650.

Agree. And in the BCC cluster. And very convenient to both Bethesda and Silver Spring, plus Meadowbrook Park. I'm always surprised how affordable this neighborhood is compared with those just to the west.

I love “If you lived here” on WETA. The hosts look at homes at different price points in the DC Metro area. It’s taught me a ton about DC neighborhoods outside of the big names.

You can make a strong case that these EOTP neighborhoods are fairly rated when crime and schools are considered as part of the equation.

They have actually affordable housing, with SFHs going for $600K or less and renovated rowhouses in the $400s. Good lot sizes, decent tree cover, big parks nearby. Both areas have a Metro stop and both stops are ~20 minute rides to downtown.

Crime-wise, both are as safe or safer than many much more expensive areas WOTR. It's solely the overblown and outdated stigma of being EOTR that has kept them from getting hot before less convenient neighborhoods. Sure, the schools suck but it's not like anyone in Brookland or Ft. Totten are sending their kids to the in-boundary publics anyway.

Some of those EOTR are real gems; especially those on the metro. I really love the parks out there, only the folks near rock creek/glover park have them beat. Plus I swear the air is just cooler over there with all the tree cover.
