Yea OTR was not helpful at all - they kept telling me to depreciate printers and copiers in my office (which I don't have).
Can anyone else say what they put for "Number of DC Locations"?

You do not need to attach the DC-30.

Gross income whether or not you have any net income.

Also if you will need to get a clean hands certificate for the rental in the future I have heard you will be denied unless you have filed the DC-30 (even if your gross income is below 12K - friend who does STR informed me of this).

So, no need for DC-30 if the rental income is less than $12K? It sucks that an extra $250 is needed as a fee which is on top of $300 rental business license for rentals in DC.

I posted above "Hopefully.." Yes, you have to file the DC-30 to get the clean hands certificate. I thought I didn't have to because I filed a 'personal' return in DC (even though I'm out of state) but it's not good enough. The DC-30 is a'business' return. I had less than $12k in rental income for completing the DC-30 is not required - UNLESS you need a clean hands certificate! So, if you need clean hands then you must do a DC-30 and pay the $250 fee even if you lost money on teh rental.

I figured it out. Otr is helpful if you go there or tweet at them for help on this. But seriously, also call your council members (ward and at large) and get them to exempt small landlords of unfurnished property from the filing requirements. There is a tax commission working now on revisions to DC taxes so it's a good time to do it.

I was able to take care of FP-31 through my online DC tax account but can't find how to file D-30. Is there a link I should use or it is filling up the PDF and then submitting the docs?
