Rockville. Better schools and better shopping. Who cares about being close to DC unless you're commuting to DC regularly. Besides, Rockville isn't that far and has 2 metro stations on the red line.

That’s a nice street and under OP’s budget. Could use some of the savings to paint and refinish the floors. Plus once kids are in middle school they could walk there which is nice at that age when they want some more independence.
