Wise considered something like this for my parents, but I have heard nightmare stories about people losing their investment in the end — as in, the company goes under and you are forced out and/or expenses rise so much you no longer get the care you need. I don’t know what assurances a non-profit can provide, but it was a worry of mine.

the fees vary and are dependent on the buy in cost and if you have long-term health insurance to wrap around. Having the health insurance piece lowers the fee and the bigger the place the higher the monthly fee

My parents are looking at Goodwin House (the new one opening in Alexandria). They have some friends at the Bailey's Crossroads location who seem to like it. It might be looking at some options to figure out the right place?

I agree the social connection and the amenities overall are great. I love the idea of not having to take care of regular home stuff especially as you are aging. The average age at the Mather seems to be 75 and I'm curious to see how crowded it will be when the snow birds come back.
I am disappointed to hear about the elevators and the lack of class availability. I'll have to check into this more. My parents were looking very closely at this place.
The expensive monthly fee seems mostly associated with the healthcare costs .. prob 60/40 healthcare/staff (maintenance)

My parents almost moved to the Mather, but decided to stay put where they are out of state. Mather has an excellent reputation — any complaints or problems, I suspect, are temporary. It hasn’t been open that long. I’m surprised to hear the food isn’t great - they hired the someone who had been with the aspen food and wine festival.
The are Mathers in the other cities (I forget the name of the umbrella non-profit) running under various names and all are well run. It sounds like a lot of money, but you really do get a lot.

CCRCs can be financially problematic if prices go down, expenses skyrocket or units don’t sell. They seem great but sometimes they flop and residents are stuck. You’d think Tysons would be a great location, but if there’s a lot of competition it could still backfire.
