I think it will. It's nice but I think it will go in the 1.9-2m range

How long until we start seeing $1M asking prices in Trinidad? This one is almost there:

3BR/3.5BA, 2,315sf, $968,000:

I get that Trinidad isn’t as bad anymore as people think, and that a nice, large house in Trinidad would probably be worth that in this market. But this is not that house.

Not on Emerald but at the end of that block on 14th. The photos make it seem a lot like the houses on Emerald, tho, and it's priced like the ones that have recently sold ($899K):

Corner of 14th and F, all the outdoor space is in the front of the house, $949K:

Both of these are now pending.

Agree, that seems underpriced. Only really needs cosmetic updates, right? And it’s a block from Lincoln Park in the Maury zone.

I don’t know where you’d put a TV. The primary bedroom or bathroom is on a different floor from the secondary beds and bath. There’s an issue with a few of the floor boards going on, they sank when I stepped in certain places. I’m not a home inspector, but doubt it was a major dealbreaker issue. It’s very pretty and seems nice for a single woman or couple. The view from the room they have set up as an office is particularly delightful. Basement had a low ceiling with tons of unfinished storage space.

The one on 14th is a very pretty 3/1.5 with no basement. Balcony is off the larger secondary bedroom only. If you want a 3/1.5, that seems as nice as any other and a good choice.

Is the only upstairs bathroom an en-suite, though? That seems less than ideal

Which one? The former had two bathrooms just on different upper floors. Fine for people who don’t have kids or want them on a different floor. The bathroom in the one on 14th had two entry doors one from hall one from primary bedroom. They… knock into each other when both open. It’s not a big bathroom. But it seems like a pretty, nice house.

I meant the one on 14th - from the pics I couldn't tell there were two doors. That makes more sense than ensuite only.

$979K for a somewhat-recently-renovated but quite small 2/1.5 on 5th between E and F:

There will be two coming on around 7th/A St SE in the next month or so in that range (one of them is mine).

1401 is priced very competitively if you can ignore the crime in that area

DC Crime Card search turns up only 3 instances of violent crime and 32 instances of property crime within 1,000 feet of that house over the past year. So ignoring the crime is actually pretty easy because there's not very much of it.
