I am so tired of the now standard open floor plan with all white walls and stainless kitchens. That “vintage” one has a lot of potential - I LOVE the bathroom tile colors and the screened in back porch - would much prefer that to an exposed roof deck!

Right there with you. The design elements that trigger me are (1) white waterfall kitchen islands, and (2) whatever those black metal stair rails that have bars parallel to the rail (instead of vertical). I don't know what it is about them—maybe I've just seen them too many times as standard flip "features." The first time I saw one, I probably even thought, "Hey, that's kind of cool and modern." Now, my reaction is, "Another? Man, those things must be dead cheap."

The vintage one does have a lot of potential, but there are oh so many issues. The brick at the top of the exterior front, for example—is that just a repair that didn't pay much attention to cosmetics? Although why I'm fixating on that when the upstairs looks like it does, I don't know. Anyway, I suspect that when 1333 D ends up back on the market in under a year, it'll look a lot like 1338 D.

Seriously. I went looking for new listings to put on here and there wasn't anything worthwhile to add. 722 4th still is on the market, tho. There's something weird about that listing, apart from the fact that they delisted and then raised their asking price. The photos keep changing.

I think they overshot it by a lot, but I guess if you list for 1.9m, it will make people think the 1.3 or 1.4 it goes for in the end is a bargain.

I also have no idea why they bothered with the roof deck. The house has pretty good outdoor space with a deck and a huge parking pad that could easily be partially used for planters/seating/entertaining. That roof deck is never going to get used because it's hard to get to and is going to be annoying to outfit -- it desperately needs some kind of shade, for instance. And if they don't get that wood sealed soon, it's going to warp and look bad pretty quick. Plus it's two floors up from the kitchen, and one floor up from the bathrooms, and the stairs up are going to be awkward for kids and older people in a house that is obviously targeted at families otherwise. To me it was a waste of money to pop up through the roof and install it unless you have a house with no other functional outdoor space and/or a small footprint that that will makes some nice outdoor space particularly desirable.

Same with the basement. I think they went overboard and could have dialed it back quite a bit, saved a ton of money on the reno, and left a more flexible space for future owners.

But that's just me. Watch them get asking within the month and I eat crow.

The latter one has been on the market for 18 days now and doesn't seem to be as deep as the first (sacrificing house for patio, I guess). Feel like anything in that area at that price point that sits for that long is headed for a price drop, but who knows.

Both are now pending, no price drop for the F Street house.

Never thought I'd see close to $2 million north of H Street.
