This one is interesting to see the original layout and details of these Hill East houses.
Almost exactly across the street from the renovated house upthread that's been sitting for 40 days. This one obviously is different because it needs a renovation and is zoned for Maury, but it'll be interesting to see how these two sales turn out.

704 12th already had a price drop (from $975k), so it must not have gotten enough interest this weekend.
722 4th is my favorite of the bunch, especially in that location. I do wish the back courtyard had some green space instead of all being paved, though.
1231 I seems way overpriced for the square footage, IMO.

The renovation looks nice. I meant to go to the open house to gawk but I missed it. It's in-bounds for Miner, not Maury.
Looks like it's already had one (very small) price cut. It certainly seems like a nice-enough renovation but that price I guess is a stretch for IB Miner. Unless there's something wrong with the place that doesn't show up in the photos.

Thanks PP! Sorry, I forgot about this thread when I started the new one.

What do we think the story is there? Overpriced for only 2bd? There is a finished basement which seems to provide additional space if needed, and it looks pretty nice otherwise.

The photographer was very careful not to show that the back patio runs right up against the Auto Zone parking lot.
And at 2BR, 3BA, 1646 sf, with 454 of those sf in the separate (efficiency) basement unit—the main unit is just a 1,192 sf 2BR/2BA living space. That's awfully small for $1.08M, even taking any extra income from the basement unit.
Ohh, that Auto Zone is so gross. That might be a dealbreaker for me given how people work on their cars at all hours in the lot and dump motor oil and stuff on the ground.
It also looks like it went under contract, but contingent, and is now back on the mkt. Maybe just bad luck or maybe something up w the house.
