We went with outside lender for a 10% down jumbo. TBI’s quotes were near 3.9. We ended up getting a 3.5 without points or PMI, etc. I will say our TBI contact was very upfront and transparent.
2.9% with TBI and 5k towards close for us. They match outside quotes so doesn’t make sense to go with anyone else in my opinion. Especially with the credit towards closing.
That makes more sense. 3.5-3.9 still sounds ridiculously high since rates are still under 3 for many.

I’m almost certain TBI won’t match *any* quote, FWIW. They still have some restraints depending on available programs for less than 20% down and jumbo loans, etc.
Our lender also offered a larger credit than they did. I don’t have anything against TBI (or other builders’ lenders, for that matter), but there is a reason they are typically considered to have higher rates than other lenders.
