people do not have a right to live close in

Those areas are expensive and nice for a reason. Plenty of cheap housing 45 min outside DC.

Either buy there or make more money to afford closer in. Stop assaulting those areas in the name of "equity"

There is only so much land that can be eaten up with single family zoning and single occupancy cars. At some point, we should join the rest of the developed world in our land use and transportation policies.

-Eliminate single family zoning
-Enforce a minimum zoned density of 8units/acre
-Eliminate lot coverage limits
-Make lot setbacks 5ft side/10ft front
-Eliminate height restrictions

I would strongly recommend calling the governors office and your state representatives to voice your opposition to this bill. This law will completely destroy many suburban neighborhoods and ruin quality of life.

A bit hyperbolic, OP.

Eliminating single family zoning will not destroy neighborhoods.

They seem to sincerely believe that proposals like this and missing middle in Arlington will finally result in them getting the house they think they deserve. Incredibly naive. They'd actually probably be better off in terms of getting the house of their dreams if they took a big pay cut and moved to the midwest, for example.

I am confused who are the snowflakes. Seems like the people opposing the new zoning are threatening to run away with their tail between their legs...which sounds like a snowflake to me.

Of course, you are but another person suggesting that people move to places that have far less restrictive/no zoning...in other words places that already have the policies that Wes Moore is proposing for MD.

if I go into bethesda/potomac and knock down a 1.5 to 2M home and put 4 -$900K townhomes, they get taxes off 3.6M instead of 2M.

and even though this happens, property taxes wont even go down or flatten out.

its all robbery

That creates more housing at lower cost, which most people would say is a good thing.

No, it doesn't. Prices never come down. It just makes the margins fatter for the bankers, lawyers, consultants, developers, and institutional investors behind the rentals.

Rentals which are cheaper than a 2 million dollar home. You miss the entire point bozo.

Jesus you NIMBYs are thick.

DP. You don’t seem to understand how this works. We need the $2 million homes because otherwise the people who buy those homes will compete for cheaper homes and cause those prices to go up.

You're missing the point about being able to build more homes.

You'll also see some of those people seeking detached single family homes look further out from the city where land is at less of a premium.

"building more homes" is a grift to developers and government. the tax breaks to build more homes are on the backs of taxpayers and the new dense homes bring in more property taxes.

only government wins, they get more cash, theyll burn through that and then we need even more density.

the yimby's are silly people who dont even realize how they are being used

How do you want new homes to be built? People need places to live.

Even if that's true, we can influence how much prices go up over time. All other things being equal, detached single family homes are more expensive than townhomes.

-Enforce a minimum zoned density of 8units/acre - this is only for townhomes with public water and this is a common industry standard.

-Eliminate lot coverage limits: This just means houses will be closer together like in the Kentlands in Maryland, essentially no yard. It makes houses more affordable.

-Make lot setbacks 5ft side/10ft front - IDK if I care about this or not, why do you?

-Eliminate height restrictions: This at 1st glance might make you think they can build bigger structure but it is so they can build smaller more affordable homes.

Most of MD already looks like ugly trash compared to VA, and it looks like our governor is working hard to further degrade public infrastructure. Elections have consequences. Can’t wait to see the boom in rural, non-public septic building that results if this passes.

Are you serious? VA looks like a trash dump.

+1. Except for a couple of small pockets, VA is hideous. MD is far better and it's not even close.
