Look, agents are really crappy about these things. They really don't care about you or your loss and would not care offending a fellow agent because they give each other business. People who think agents care about you or your properties are just naive.

Tax assessments also lag market value by about two years. The tax assessments for 2025 were based on 2023 data. Date for the entire year of 2024 was not available when the assessments were done in the early part of the year

The comps that sold in November (last month) support a list price of about 1.6.

The realtor was indeed trying to take advantage of the family.

There's nothing that matches OP's description perfectly -- zip 22101, 4/3.5, listing price of 1.7, final price of 1.725, 0.5 acres, 3000 sq ft, but this one is pretty close. There are also a few others from within the past month that are very close matches. I'm inclined to believe OP's story, and maybe OP slightly changed a few details knowing that we'd try to track down the house, or the OP got some details unintentionally incorrect (e.g., the agent decided that something was a bedroom that OP hadn't thought was a bedroom).


The owners of this house had a commercial development company so may not have been as unsophisticated about real estate as OP indicated.
