I personally am not concerned about the attached garage wall, but I think the resale fear is an understandable one. With the base price, most folks will likely pay around 1.3 or 1.4 for a home some may see as “townhouse light” in an area that a lot of folks move to for SFH (almost exclusively in that price range, obviously).

I actually like the Hamlet floor plans better than the others—feels more livable for a single-generation family and less McMansion-y—but can understand the hesitation.

At least in the first phase, non-connected Hamlets could also choose to add a 3rd car garage as part of the structural options. All of the connected Hamlets had to have 3 car garages though.

There will definitely be MPDU’s at Mt Prospect per county requirements. Not sure why they aren’t being more transparent with the lots though.

There are total of 87 lots in the Phase 1 community. There are also 9 additional lots (no assigned numbers) in sticks of threes (presumably the MPDU houses; those would correspond to lots 88 through 96).

I received an email stating they released lots 91 and 92, but they don’t show where these lots are. There is no info besides starting price of 10k and 30k premiums.
