We lived in one of those Pickford houses years ago, with 2 (pretty small) bedrooms and 1.5 baths. This has 3 bedrooms and 2 full baths. That is a squeeze.
There are new photos in the listing that give a (slightly) better sense of the layout. I still get the sense that it's extremely cramped.
The Pickford house still is on the market, with no price reduction (yet).

They do have a cute backyard outdoor space. We walk by it frequently.
It looks nice, especially the outdoor space, but I think it's overpriced by about $100k. Maybe it could have gotten bid up to $1.4M if they'd priced it aggressively, but as an asking price for 2,300sf it seems a bit optimistic.
And I'm still not sure whether the separate basement is a plus or minus. Personally, I'd rather have the space than deal with a renter, but the extra income would definitely help pay the mortgage, so YMMV.
I agree with this. It’s a super cute house in a great area (with a covered garage!) but just a bit overpriced.

I agree. Those little one-way named streets tucked into the grid are real gems. You get a quiet, suburban vibe and a greater chance of getting to know your neighbors, while still being in the middle of a hot neighborhood.

I'm the previous poster who lived in one of those houses. Yeah, those photos are not good. Either a bad photographer or they don't want you to see how cramped they've made that house.
The listing agent took the pictures with an iPhone. They almost always do this. But they've been in the neighborhood a long time. Do a lot of business.
