That house must be a mess. I think people keep buying it in hopes of renovating it into a beauty but it’s got so much wrong with it. I think they give up!

The listing agent took the pictures with an iPhone. They almost always do this. But they've been in the neighborhood a long time. Do a lot of business.


That realtor was our buying agent 17 years ago and we loved him. He was super knowledgeable and helpful and personable (if a little quirky!). But I wouldn’t use him as our selling agent now—he knows the Hill but it seems to me he doesn’t try to make houses appealing when he sells them. Maybe he used to and the market has changed? Anyway, people expect a slick listing now for a million dollar house.

We lived in one of those Pickford houses years ago, with 2 (pretty small) bedrooms and 1.5 baths. This has 3 bedrooms and 2 full baths. That is a squeeze.


Its 1300 sf and I think that price would be right if the house were better finished and properly staged.

It looks nice, especially the outdoor space, but I think it's overpriced by about $100k. Maybe it could have gotten bid up to $1.4M if they'd priced it aggressively, but as an asking price for 2,300sf it seems a bit optimistic.

And I'm still not sure whether the separate basement is a plus or minus. Personally, I'd rather have the space than deal with a renter, but the extra income would definitely help pay the mortgage, so YMMV.



I agree with this. It’s a super cute house in a great area (with a covered garage!) but just a bit overpriced.

It's only 2072 ft² above grade.

Love the house and think the price is not all that unreasonable but I hate the staging. That house needs a little funk.

Really wealthy people have the ability to make terrible financial decisions about real estate. So many $2.5M+ homes change hands so frequently and the transaction costs are super duper high. It's like a hobby or something to them. Good for the city's tax base. At $2.4M the city will get just under $70K in transfer and recordation taxes.
