Pimmit Hills isn't a good choice for the OP. If you follow the PH boosters, they boast on other threads that $400-450K only buys a shack there now that someone can tear down. OP didn't say she has an additional $250-300K available to build a new house. Looks like yet another example of attention-deprived PH posters trying to hijack every freakin' thread.

There are niches for all kinds of kids--even the smart ones --at any school. Every school in FCPS offers AP or IB. I go for choosing the area that allows the most family time.

I used to work in Old Town. Traffic to get in/out to just the highway is a bit of a nightmare. I used to commute to/from Alexandria and it could sometimes take me an hour to drive 5 miles. Insane! DC commutes are just generally bad if you are driving during rush hour.

If I were you, I would focus on West Springfield or Annandale that feeds into Woodson High.
