see, this is what drives me crazy. 1998 was 15 years ago. The average income has NOT risen 2.5-3X in the past 15 years. This is ridiculous and unsustainable for the typical household.

$257K in 1998; assessed at $657K in 2012. Kitchen reno but no other major improvements.

$900K in 2002, $100k renovations + sweat equity, appraised for $1.7 in 2010
