TH are awesome. Only issue I would have is I didn't want to share wall space with others when I had kids. Didn't want to have to worry about noise from the kids or when we host parties.

Also, with a TH, your siding/roof/outside maintenance to the building is typically the responsibility of the HOA. So while I would replace a roof at the first signs of issues. The HOA may just fix until it gets too bad. That means you as the owner are responsible for any inside damages that result each time the roof leaks.

Basically, a large part of home maintenance is covered by the HOA and you are at the whims of when they are willing to fork over the $$$ for repairs and depending upon how the HOA is run, you might find yourself waiting for repairs or replacements when they wont authorize them yet. There are pluses to this---you never have to schedule roofers/painters/lawn care/etc.

You're the one who's projecting. Some people like living in the middle of a city, not the suburbs. WOTP is essentially a suburb, but with higher taxes and poorer public school choices than the actual suburbs.

This! If we move to townhouse in old town Alexandria it will be more expensive than out sfh.

This thread really isn't about historic townhouses / rowhouses in places like Old Town or Capitol Hill or Georgetown.

It's about newer townhouses you see in townhouse developments. A townhouse in Merrifield is in no way comparable to a townhouse in the SE quadrant of Old Town.

Then answer is it depends, not all SFH are created equal nor all TH or condos. Location, cost, construction, amenities, walkability, neighborhood, history, size etc etc can make it a very specific comparison, otherwise you are comparing apples and oranges.

And those overpriced McMansions and McCraftsman aren’t any different? They are targeting stupid naive people who will spend upwards of 2 million dollars on a house put together by poor immigrant contractors who threw those SFHs together in a few months. Tons of quality issues.

I loved my "luxury" NW DC apartment.
The issue was that it was expensive and I would never own it and if I were to get a condo the high fees turned me off.

I initially wanted a TH for my first home purchase as I was a single mom and didn't want to deal with a lot of maintenance or additional costs for just 2 people but my agent talked me into a SFH due to better re-sale value.

I still think about the closer in TH I could have purchased versus my exurb SFH, which I love but, it is a lot more work even after re-marrying and expanding our family.

There is nothing wrong with townhomes. If rates weren't so high and I wouldn't end up spending more on it than I currently do on my SFH, I would move to a TH.

Humans need space, privacy, a pretty yard, and peace and quiet. Townhome people are grouchy because they lack all of that.
