Please educate me - what "street smarts" am I missing? Obviously, the sign could be old. But coupled with this random rumor, the sign indicating the building was for sale gives me pause.

It isn't a random rumor. It is literally two posts by the same person in two threads and everyone else saying "what?! OMG?!" Is that what it takes to start a rumor?! two firggin' posts?
I would use my COMMON SENSE: 1) read the threads,2) see how many posts make the assertion, and 3) determine if this was a hoax or not. Maybe street smarts isn't teh best term -- COMMON SENSE. Real estate leave signs up forever, we all know that.
