- 418 10th St. SE ($899k 4br)- price is right but the kitchen is atrocious

- 716 N. Carolina ave SE ($1.6m for 3br) - this is more $$ than most families will do for only two true bedrooms upstairs, but this is a great house in a fabulous location. I think the price is a good test case for the market as a whole this spring

I’m surprised at the price for 1337 NC Ave. I get listing a little low to encourage a bidding war but that house has so much going for it: 4 beds, practically on Lincoln Park, zoned to Maury. Unless there’s something I can’t see, I think it’s really underpriced.


Bidding wars have been escalating to 100k-200k over so far this season. $1.25-$1.35m feels right to me given that it’s East of Lincoln park (which some feel strongly about like the crime fear mongering PP above). I don’t see this going for $1.5m for that location but I could be wrong.


Yes, somewhere around $1.4 seems right to me, so I agree it’s priced for a bit of bidding. Beautiful house and a great location!


PP here, it’s such a great house that that was my gut reaction too, but then I really couldn’t find the comps to support $1.4m on that side of the park. We will see!

Highly variable depending on location, condition, amenities (parking, outdoor space, basements, etc). On these three houses alone you're seeing $466-$914/sq foot.

Are you asking as a buyer or a seller? Best bet is just to find comps
