I do like Pittsford. It's near my friend and it's a Catholic stronghold and near a city while also being its own town with a bike trail.

If you have roughly 900K in equity, why wouldn't you just sell your house, continue to live where you are now, and then just move wherever you want after your kid graduates HS. Even with rents being what they are for a 2br, you'd still be able to pay all your bills.

I feel like if I move somewhere after my kid leaves I'll be a fish out of water. A single parent with no children and no roots. I'd rather get established in a neighborhood that my kid would like to return to as well. They are very social and can adapt to new places. I would like more cash flow for the next five years.

I would assume there are other factors at play that OP isnt disclosing, resulting in her selling her house, paying off bills and netting $300k all said and done, and not being able to rent/get a mortgage due to credit or job issues.

Berkshires of Massachusetts are another option. Like this house in Dalton

Do you think this house could be fixed up inside for under $50k? The kitchen looks fine. Not sure what happened to the house. Looks vandalized.

Knoxville TN is a good call. We have friends whose kids went to the Maryville HS and thought it was very good. There is alot of construction around there and the mountains and river are beautiful

Where can we move where I can afford to outright buy my house and still find decent jobs and schools and activities nearby? My friend lives in upstate NY and tells me to head up there where there are many houses for $200k. The schools there are hit or miss and the job market is a little low and it's cold. What other areas of the country can I look at?

Swim/tennis communities are popular in the South. Check out the Atlanta region and Charlotte, NC area. You probably need to consider a townhouse as single family homes in a swim/tennis neighborhood are probably above your budget of $300,000.

Atlanta is the most active tennis community in the US.

Thanks. Is there a part of North Carolina or Georgia with less bugs and humidity? These are the only downsides I see.

The North Georgia Mountains are cooler so humidity is comfortable.

A couple of weeks ago, national news reported that Gainesville, Georgia had the hottest housing market in the nation. (Fooled me as I thought that was Phoenix, Arizona.)

As a state, Kentucky has the weakest housing market in the country. $300,000 should go far in Kentucky.

but the schools...

You can’t have your cake & eat it too.

PP here.. agree.. I posted as much up thread.. something's gotta give.

For us, education is like #1 or #2 on the list, and diversity is just as important (we are a mixed race couple) so that limits our choices.
